What is ONE?
It’s an extended apartment community with great amenities, comfortable accommodations and a dedication to quality – all in a convenient location and at affordable rates.
What is the difference between ONE North and ONE South?
ONE is comprised of North and South sections, located a block apart from each other on Lincoln Avenue, about one mile north of the University of Illinois and three miles east of Parkland College. Residents can enjoy all the amenities of both parts of the community.
Is ONE part of the University of Illinois?

Can I live with my friends, or can you match me with roommates?
ONE offers apartments for 1 through 4 residents. You can select your roommates, or you can apply on your own and we can match you with other students. All applicants answer a short list of lifestyle questions to help in the matching process. Our contracts are per-person, so you only pay for your own space.
What are per-person contracts?
Instead of requiring all roommates to sign a joint lease, each person at ONE has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself – not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you will only pay the rate for your bedroom.
What is included in the rate?
Each resident at ONE pays a flat rate that includes:
- Furniture package including living room furniture, dining set or counter stools, desk, dresser, nightstand and full-size bed
- High-speed Internet in each bedroom, Wi-Fi in clubhouse areas
- Expanded satellite TV with HBO and Big Ten Network
- Water/sewer ($10/person/month allowance)
- Washer and dryer in each apartment
Will my financial aid cover my charges at one?
Your living costs at ONE can be covered by financial aid, just like on-campus or certified housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at ONE.
When do the contracts start and end?

Can I pay by credit card?
Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. ONE also offers automatic payment by either credit card or checking account – just fill out one page, one time and payments will be made automatically.
Is ONE open to non-students?
Most of the residents at ONE are students at the University of Illinois or Parkland College, and the per-person contracts are designed with students in mind. Nonetheless, ONE is an Equal Opportunity housing provider and welcomes applications from non-students. Family members of students are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.
Are private bathrooms available?
Yes. All apartments at ONE feature private bathrooms for each resident, except some 3 and 4-bedroom apartments at ONE South only. In the 3-bedroom at ONE South, two residents share a bathroom and the third resident has a suite with a private bathroom and study. Please see our rates and floorplans to view the apartment layouts.
Are the apartments furnished?
Yes. Each apartment includes a full set of furniture, including full-size beds, desks and chairs, dressers, sofa and side chairs, coffee table, side tables and a dining set or counter stools. To see a sample of the furniture and other finishes, please visit our model apartments.
What kind of security is provided?
Both ONE North and ONE South are gated communities with courtesy patrols during certain hours. Management staff are also on-site 24x7 and can be reached by a 24-hour phone number.
What are the policies on smoking, guests and pets?
Smoking is allowed in an apartment only if all roommates consent, and will require a deep-cleaning fee at the end of the term. All clubhouse areas are non-smoking. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. Other than a designated building at ONE North, ONE is no-pets, except for fish in small tanks as approved by management.
Can I park my car at ONE?
ONE offers free surface parking for all residents. Guest parking is also available at no charge. At ONE North, residents can also choose a reserved, covered parking space for a small fee.
What other transportation options will I have?
The Champaign-Urbana MTD 22 Illini bus stops right at ONE North and ONE South every 10 minutes, and then goes straight to the University of Illinois campus; the trip takes about 9 minutes. The bus has extended hours through 3am or 5am throughout the week, while school is in session, and students ride free. Or walk or bike the one mile to U of I. To Parkland College, the MTD 7 Grey bus gets there in about 30 minutes.
